Parkside Duplex Units Under Contract

Located at 779 & 783 Northa Laura Street Ridgwy, this project is preventing the displacement of two income-qualified families with long-standing ties to the community who fill valuable roles in the County’s workforce, ensuring they can continue to live, work, and send their children to school in the same community.

In December 2021 the Home Trust of Ouray County received its first land donation and broke in October 2023. The income-qualified homeowners were selected early 2025 and currently have purchase contracts with a target move-in date of April 2025.

The duplex lot is located in the Parkside subdivision in the town of Ridgway adjacent to the Community Garden, Apiary and Green Street Park. The custom built project consists of two 1,582 sq.ft/3-bedroom/2.5BA homes with 276 sq. ft garage on .24 acres.

We partnered with Impact Development Fund on architectural plans and Habitat for Humanity of the San Juans for assistance with applicant selection. On-Sight Construction is our local builder for the project.

The project’s construction was spearheaded by OnSight Construction, owned and operated by Clint Estes a local builder with established relationships with subcontractors and suppliers, enabling the attainment of significant discounts and in-kind donations of materials and labor.

Clint’s standard project management fee is 10% of the desired budget. He committed to this project for 6% a significant reduction reflecting his dedication and significant commitment to the project.

The generosity of our contractor and sub-contractors resulted in a cost-savings of 52,398 for this project!

Because of the collective generosity of all those involved in the construction of this project, the costs of this project came in at $214/sq. ft 

And due of the generosity of those named below, we are able to sell these homes for $177/sq. ft. – about half of the market rate average of $350 – $400/sq. ft.:
